Where can I live and work in Miami?

Stand anywhere in Downtown Miami right now and what do you see?  Small businesses, restaurants, salons, boutiques, dry cleaners.  All of the things that an area flush with new residents, needs.  Entrepreneurship is everywhere.  It’s the fuel that drives our economy and the reason why so many people continue to move here.  Move to Miami and make your dreams come true.  I am one of these people and when I made the decision to move to Miami eleven years ago, it was with the dream of working for myself.  I’ve been doing that now for almost 10 years and even though all of my ideas have not turned out the way I would have liked, some have and I would never go back to working for the man.  Life is way too short, not to be your own boss.

The fact here, is that unlike New York, Boston or Chicago Miami does not have the old warehouses or factories that have been converted into live/work spaces.  This type of property in Miami is very hard to find.  Especially something that feels authentic.  There is one building that I think is fantastic for entrepreneurs, artists or anyone who loves the urban loft feeling.  Parc Lofts offers a really authentic loft experience, with all of the luxuries that we have come to expect in Miami.  The best part is that it is zoned commercial liberal, which is why so many entrepreneurs live and work in their spaces in the building. It’s a 72 unit building with minimum ceiling heights of 15 feet.  The fifth and sixth floors have 20 foot ceilings. Impact glass windows, secure parking & a heated pool round out the long list of amenities.  Best of all the location is smack in the middle of the Miami Arts District.  This means you are 10 minutes from South Beach or the Miami International Airport.  And only 5 minutes from the Midtown, Wynwood, Downtown and Brickell neighborhoods.

Here is a quick video of a unit that is both for sale($525,000) and for rent($4,500/month, 12 month minimum).  It is almost 2600 square feet of open space and 5 offices have been created and can easily be removed. The fact is that this is my listing.

In Miami Your Neighborhood is the Economy

In Miami or Chicago or Boston, Real Estate Market data must be local, hyper-local, to be relevant and relied-upon for decision making.  If you are looking at condos on Miami Beach, the only relevant information should be coming from the building you are considering buying in.  If you are selling a home in Coconut Grove, only homes in your neighborhood are relevant comparisons.  The neighborhood is the economy.  The graph below shows months of inventory or available property for sale in Miami-Dade County.  What does it mean to you?

Another Blog about Miami Real Estate? So what?

That’s exactly what we said. And then, why would anyone read it? Who needs it? Who has time? Then we asked our customers, colleagues and friends. “Is there anything missing that would help you make decisions?” The common answer was Yes. Yes there is something missing. We don’t have a source for facts that we feel we can depend on and that we can count on to help us make confident decisions. Lots of people seem to want to help me buy or sell a home or condo or apartment in Miami, but I’m not sure if I can trust the information that I am getting. I’m not sure what the facts are and why they are important to my decision.

That is what this blog is for. To help you make confident decisions about buying or selling real estate in Miami. Specifically in Coconut Grove, Brickell, Downtown Miami and Miami Beach. Why? Because these are our favorite parts of Miami to live in and we’ve personally bought and sold homes and lived in all of them.  We won’t pretend to to be able to predict the market. We will give you as many facts as we can, with some opinion added at appropriate times, so that you can make confident decision.
